Q What's the differences among General-rate Rooms(通常プラン), Petit-low Rate Rooms(プチライトプラン),Low Rate Rooms(ライトプラン) and Super-Low Rate Rooms(スーパーライトプラン)?

 The differences are as follows:
General-rate Rooms (通常プラン)

 Besides livingwwares such as tableware and Electric appliances, there is also a computer (high-speed internet is available and you can also access internet by your own computer by just inserting cable), PS2 (with which you can play games and watch DVDs which you can rent from the neigbouring video shop), drying machine (so you can wash your laundries even in rainy days). The room is homelike. The apartments are quite safe and soundproofing. For every room, we prepared one free parking lot position.

Petit-low Rate Rooms(プチライトプラン)

 This is a course between General-rate Rooms and Low Rate Rooms, which excludes computer, PS2 and drying machine from General-rate Rooms. However, in these rooms you can also enjoy high speed internet with your own computer. Those customers who have used our serviced apartment should know that this course adds high speed internet, which pleases businessman, based on Low Rate Rooms (equipped with essentials like television, refrigerator, washing machine, microwave, shampoo, rinse, towel, toothbrush and tableware).
(Parking lot positions are basically ensured. However, in some apartments near stations, there may be no parking lots or equipped with toll parking lots. Please contact us to confirm)

Low Rate Rooms (ライトプラン)

 there are no computers (neither telephone nor communications channels), drying machines or PS2. So these apartments may look shabby if you have visited General-rate Rooms or you frequently use computer. However, if you prepare Edge or FOMA network yourself, it's also possible to use computers here. As to equipment, there is a bed, table wares and Electric appliances, so it's enough for personal use. Of course, like General-rate Rooms, in Low Rate Rooms life essentials like towel, bath towel, toothbrush, body soap, shampoo and rinse are equipped. Therefore, to live here, you just have to bring a suit. Parking is free. (Some apartments around the stations may not be equipped with parking lots or have toll parking lots only. Please contact us for details.) there are also several other apartments that are not equipped with parking lots. You can use parking lots on a first-come-first-serve basis. If you are sure to use a parking lot position, we suggest that you choose General-rate Rooms or box room.)

Super-Low Rate Rooms(スーパーライトプラン)
 From Low Rate Rooms, we removed washing machine, air conditioner, expendable supplies(shampoo, rinse, body soap) and towel. So such rooms may look like rough houses. We suggest this course to those who want to use the expendable supplies as they like and prefer cheap rooms.

Box Room (available only in Tsukuba)
 
In this course, you sharekitchen, toilet, bothroom, shower room
, washing room (with drying machine), high-definition television, computer and desk with other people, while in your private room, you have a PS2, high speed internet (you can access the internet just by inserting a LAN cable) The price is as low as Low Rate Rooms. So if you just want to find a place to sleep or you want to use computer and parking area at a low price, we recommend this course to you. The BOX Rooms is designed individually. So if you want to use it for many times you can find the one you like.

Q: Are there parking lots?
A In General-rate Rooms and Petit-low Rate Rooms, one room is equipped with one free parking lot position(note that only one position even if there are several people)
In Low Rate Rooms, you can park freely in the parking lot.(However, the space is limited so chances are that no position is available when you move in. If you are sure to use one parking lot position, we recommend General-rate Rooms to you) In addition, the parking lots may not be free (space is also limited) if the apartments are around stations. Please contact us if you have questions.


Q: How to book an apartment?(How to search empty rooms?)
A  Please book in the following process
@Confirm empty rooms through telephone(mobile phone is also OK 0120-500-887) or start reservation in the application page, You can search empty rooms 24 hours.
AAfter confirming empty rooms, please reserve the rooms through our web system or FAX.
BWe will reply you in email if you reserve the apartment by email and FAX if you reserve the apartment in FAX.
(We will reply you in one work day. If you don't receive our reply, please re-confirm to us)
BPlease remit the fees one day before you move in. If you use the apartments in person, you can also pay at convenience store or in credit card or come to our office to pay.
CAfter we confirm the remittance, we will tell you how to unlock the lock.
DWhen you move out, you just have to close the door (when the lock is Electric). Or lock the door (if the lock is not Electric) and put the keys into the door box.


Q: Are children counted into number of people?

A The children above 6 (including 6) will be counted. So the children below 5 (including 5) will not be counted. However, we won't prepare bedding for children who are not counted, either. While because the children below 5 also lead to water and Electricity cost, if the number of children below 5 is more than one, we will regard two children as one adult.

Q: Can I rend the apartments for only one day?
A Yes. However, basically if you use the apartment for less than one week, you have to reserve it at least one week before moving in.(excluding serviced apartment for groups in Mito, Oyama, Tsukuba)

Q: Can I live in the room soon after reservation? (How long is the shortest period from reservation to check-in)
A The room is arranged clean and tidy, so
you can move in the apartment as fast as one day after reservation.(If you want to move in on the day of reservation, we will serve you as possible. Please contact us.) However, only after we confirm your remittance and ID card can we show you the rooms, so please hurry up to do the process.

Q: I have much luggage so I want to have it delivered to the apartment before check in. How can I do it?
A If you send your luggage to the apartments before moving in, the luggage may be delivered to other people's room. Arrange for your luggage to arrive after you move in. If you want to confirm the room number early, you will be charged, but if you use the room number advance notification service (5,000 yen per room) or room designation (300-600 yen per day), the room number will be decided earlier.

Q: Can I visit the rooms before I decide to use one?
A It's OK only if there are empty rooms and those rooms are not reserved at that day. However, the empty rooms are changing every day, so please call us and confirm the empty rooms on the day you want to visit. Click the video button in the interior pictures page, you can feel the atmosphere of each room from the videos.





Q: I want to use a bicycle during my stay in the apartments. How can I do it?
A 
In our serviced apartments, we distribute one bicycle for each room for free.(Because it's free so the quality may not satisfy you). If you want to use bicycle, please tell us or write "I want to use bicycle" in the note column when you reserve the room.
If you apply for a bicycle, you can see the key hung in the wall soon after you enter the room. Please use the bicycle marked the same number as the one on the key. (Note that you are responsible if there are any accidents when you use it)


Q: I haven't received a reply from the reservation system. What can I do?
A We will reply you from the address info@hosodakousan.co.jp, but sometimes our mails will be classified as unsolicited e-mail in some mobile phones. If you cannot find our emails in your unsolicited e-mail box, please do the reservation again with another email address. To prevent double-booking, do write these things in the column please.(This is **(your name). I reserved **(the name of the apartment) on **(the date you reserved). I haven't received your reply so I reserve it again. I just reserve for one time so please don't make it double-booking) Please note that if you cancel the double-making within the period which a cancellation fee arises, you have to pay the cancellation fee.

Q: Is the process of contract as troublesome as that of renting a house?
A To sign a contract, you must show us your ID card (Driver's License or Health Insurance Card or Passport). Please send us a scan file of your ID card by replying our email. You can also send it by FAX to 03-6893-0930 in a convenience store. The process is simple and fast. As long as we confirm your identity and remittance, you can immediately move in the apartment you booked.

Q: I want to rend several rooms. Is it necessary to submit many ID cards?
A If you sign the contract as a corporate body, you just have to show us the ID card of the representative. However, if you want to sign the contract individually, everyone's ID card is necessary.



Q: Based on what standard are the utility fees charged?

A If you use Electricity, water and gas as when you are at home, there will be no fees charged. However, if you go out without turning off the air conditioner, lights or gas so that the expense is above general, other fees may be charged. (like 500 Yen/Person*Day or 750 Yen/2 Persons*Day or 1000 Yen/3 Persons*Day). Please use the resource here economically as when you are at home. For example, control the temperature of air conditioners, turn off the television if you don't watch it.


Q: When the payment is based on remittance or credit card, can I receive the receipt?
A If you remit in a bank or ATM, you will be issued with a "振込証明書"(Proof of Remittance). If you pay the fees in a convenience store, you will receive a receipt. These documents are admitted by tax office.
therefore, you can use them as receipt. If you need receipt issued by us, we will issue it for you. In this situation, please prepare the following documents.

In addition, if you remit by internet banking service, the snapshot of remittance confirm page will be regarded as receipt.
What's more, if you pay the fee with credit card, please use the Detailed Statement issued by the credit card company.



Q: Are there any other expenses charged?

A Basically no other fees will be charged except the one written in the price table (if you reserved through mail or FAX, it will be written in the confirm form we send to you) for each apartment.
However, if the utility expenses are above general, we may charge extra fees.


Q: Can I pay the fees on a month basis?
A  It's OK, but please pay it in advance.

Q: Is the rate independent from number of people?(Is the rate set per room?)
A  The price will change according to the number of people. For details please go to the introduction pages of each apartment.

Q: To which account should I remit the payment?
A  It's different according to the apartment you reserve. Please confirm by clicking here. If you are urgent, please remit the fees through Japan Net Bank. Because we can confirm the remittance immediately after you perform it.



I want to cancel my reservation. How can I do it?
A 
If you cancel by word of mouth, it may lead to trouble. So please do it with email or FAX. The cancellation will be admitted as long as we receive the email or FAX. In addition, sudden cancellation will generate cancellation fees. Cancellation on at least one week before check-in is free, within one week charges half of the fees , within one day charges full of the fees. If you decide to cancel, please contact us by email or FAX as soon as possible.


Q: I am waiting others to cancel. Are there any chances that vacancies are made?
A It depends on the schedule of other guests, so we cannot tell it accurately. However, according to the past data, it's not that possible. It may be because everyone makes his schedule strictly.



The usage time is from 16 o'clock to 10 o'clock am the next day. Can I stay in the room during that period?
A If you just live in the apartment for one day, YES. If you use it for 2 or more days, you should check in after 16 o'clock of the first day and check out before 10 o'clock of the last day. You can stay in the room within this period from check-in to check-out. In addition, you can check-in at any time after 16 o'clock.


Q: How to arrange bedding when there are two persons?
A When there is only one person, please use the single bed. When there are more than one person (2 or 3), we will provide you with Futon according to the number of people. Please pave the Futon on the floor to use it.

Q: How can I get the keys? (What shall I do if I arrive at the apartment late at night?)
A If the apartment you book uses electronic key, you just have to go directly to the apartment after 16 o'clock (we will inform you the key in advance). If the apartment you reserve uses general key, you can get the key from the post box of the apartment. Note that our staffs won't be in charge of the keys so you can also get the key even if you arrive late at night.


Q: How can I return the keys when I leave the apartment?
A On the check-out day, please take out your luggage. If the apartment uses electronic key, you just have to close the door. If the apartment uses general keys, lock the door and leave the keys in the room. Our cleaners will clean the room after 10 o'clock.


Q: Trash is left when I leave the apartment. How shall I deal with it?
A  If the check-out day happens to be the trash collection day, it will be very kind of you if you throw the trash. However, if you don't deal with it, we will throw them while cleaning. Please pay attention that the things in the refrigerator are very easy to forget. Please move out without leaving anything behind.


Q: I broke some dishes during my stay in the apartment. How shall I deal with it?
A  If you break something during your stay in the apartment, you just have to throw them away and buy the same thing. We will confirm while cleaning.


Q: Can you make a contract for the house rent?
A YES. If you have a certain format, we will follow it. If you have any requests on the format, please feel free to contact us.


Q: Can you reply my email soon?
A We feel sorry that we will reply in turn. Please wait for a while. We will reply you within 24 hours after we receive your email.
