About Price

Total Charge = Basic Charge + Extra Charge (When the number of people increases) + Optional Service Charge (When you apply for extra service)

※There is a bedding rental fee of 2,200 yen per person.
※Monthly rate and weekly rate are available only when the rate is paid on a monthly or weekly basis.
※This price includes consumption tax, utility expenses, cleaning expenses, parking lot expenses and internet expenses, which means you don't have to pay any extra fees. However, you should pay the telephone toll and NHK (a television station) fee yourself if these fees incur.
※Chances are that you cannot use computer and internet because of sudden virus, eletricity failure and other unexpected situations. In these situations, we will try our best to resume.※

Extra fee will incur if

①you don't move out as scheduled
In the situations where your luggage is left in the room while we cannot get contact with you when you are supposed to move out, we will remove it. (A removing fee of 5,000 Yen will be charged and we are not responsible for loss and theft). In addition, if the luggage cannot be removed so that it causes trouble to other guests, we will claim 10,000 ~ 20,000 Yen. Therefore, if you if you don't know or forget when you will move out during your stay at our apartment, please dial 0120-500-887 as soon as possible.

②remnants remain in the room
If the things you bring yourself, such as refrigerator, washing machine and television, remain in the room, we will claim a disposal charge (removing fee will also be charged if we have to use a truck). So do please take all your things away when you move out.

③the utility expenses exceed the basic charge substantially
in this situation, we will charge you
500 Yen/one person one day, including water expense 80 Yen, Electricity expense 225 Yen (165 Yen if the stove use gas) and gas expense 165 Yen (225 Yen if the stove uses gas)
750 Yen/two persons one day, including water expense 120 Yen, Electricity expense 383 Yen (247 Yen if the stove use gas) and gas expense 247 Yen (383 Yen if the stove uses gas)
900 Yen/three persons one day, including water expense 150 Yen, Electricity expense 480 Yen (270 Yen if the stove use gas) and gas expense 270 Yen (480 Yen if the stove uses gas)
1150 Yen/four persons one day, including water expense 180 Yen, Electricity expense 520 Yen (450 Yen if the stove use gas) and gas expense 450 Yen (520 Yen if the stove uses gas)
1800 Yen/five persons one day, including water expense 300 Yen, Electricity expense 960 Yen (540 Yen if the stove use gas) and gas expense 540 Yen (960 Yen if the stove uses gas)
The bills will be delivered separately in the sequence of Electricity, gas and water.
If you go out without turning off the air conditioner and light, it is likely that utility expenses exceed the basic charge substantially. Please save energy as what you do in your home.

④Number of Persons increases during your stay in our apartment
The price will change if the number of persons increases. If the change happens, please contact us by email or fax. (If the number of guests decreases, we will charge 1,000 Yen one time as towel set collecting expense. However, this expense won't be charged if the number of guests increases)

⑤the key is lost
We will charge you 16,5000 Yen as lock changing expense if you lose the key. (In addition, a delivery fee of 5,500 Yen will also be charged)

⑥The equipment in the room is damaged or stolen or bacteria occur.
If you maliciously damage or stole the equipment in the room, we will first connect the policy and then claim actual expenses. So if the equipment is damaged during you stay, do contact us please.
What's more, in the situations where bacteria or rust or oil spot that are difficult to clean occur so that machines fail, or pest occurs because rubbish accumulates, or burn marks appear on sheets and beddings, or obvious damage appears in the building, we will claim actual expenses of renewing, repairing and pest killing. So please refresh the air, clean the room and throw the rubbish regularly.

⑦Problems caused by bed
Bed is unavailable in all of our serviced apartments. If you are found to set a bed in the room, you cannot use our service any more. We will also claim actual expense of equipment exchange caused by scratch, stain and bad smell.

Optional Service

① bedding rental fee (per contract/per person 2,200 yen)
Quilt, mattress (no bedding for single occupancy, only for multiple occupancy), pillow, comforter, mattress sheet, pillowcase, towel, and bath towel are provided. We will prepare pillows, comforter sheets, mattress sheets, pillow covers, towels, and bath towels. If you apply for this service, we will contact the linen company and have them set up in your room. (If you need to add a futon or change the bedding after the start of use, an additional 2,200 yen will be charged for the transportation fee.)

②Renta-car Service(For Mito and Oyama, a delivery fee of 5,000 Yen will be charged)
Guests who live in serviced apartments can use renta-car service at a favorable price (14,000 Yen/Week, 56,000 Yen/Month)

 You can rent iron and iron table, which is convenient for long term stay.

 In dry or wet seasons, it will be very comfortable to have humidifier or dehumidifier.

 It's very convenient when many people have dinner together or having pot cooking.
・Portable desk and chair
　We prepare portable desk and chair which are best for study.
・Trouser press 
 You can make your trousers clean and tidy all the time♪ 
・Extra Futon
 For each guest, we prepare 1 piece and 2 pieces of Futon for summer and winter respectively. If you still don't feel comfortable, you can ask for extra ones.
・Halogen heater and small sized heater
 It will be very useful when your feet feel cold.

④Supply Rental Service 3,000 Yen/3 Days
Kotatsu (Foot heater) + Kotatsu Futon
In cold days, it will be very comfortable if you have a Kotatsu set.

⑤Newspaper Subscription Service 200 Yen/Day
Newspapers can be delivered to your room. And you can choose from Asahi, Nikkei, Tokyo Shimbun, and Ibaraki Shimbun.

⑥bicycle rental Service    200 Yen/Day
From the second bicycle, we charge 500 Yen/Day for each one.
(Bicycles are limited so chances are that you cannot borrow a second bicycle. )
We rent you a bicycle for free during your stay at the room. However, if any damages happen to the bicycle or you lose the key or the bicycle, we will claim an actual expense as follows.

⑦Bicycle moving service　2000 Yen/Time (Within 10 kilometers, less than 3 bicycles)
If you want us to move the bicycle to the place you fixed, we can do this for you with a light truck. We suggest you use this service when you lose your way. (Please first confirm the status of light truck because there are times that we cannot do this for you.)

⑧Supplies replenishing service　1000 Yen/Time
We will replenish tissue (5 boxes), toilet paper (12), rubbish bag (10 pieces), filters (30 pieces). If you want enough supplies to be prepared so that you are free from lack of them, or you are too busy to buy daily necessities, we suggest you use this service.

⑨Story appointing service　300 Yen/Day (this expense will also be charged if you want to extend your stay)
If you want to stay for a long time and live an easy life so 2nd floor is favoured, or you want to live above 2nd floor, please use this service. We will arrange rooms according to the room status.
※For groups accommendation in Tsukuba, we charge 10,000 Yen.

⑩Corner room appointing service　300 Yen/Day(this expense will also be charged if you want to extend your stay)
If you think corner room is better for a long stay, please use this service. We also suggest you use this service if you dislike noise or like sunshine.
※For groups accommendation in Tsukuba, we charge 10,000 Yen.

⑪Money collecting service　2000 Yen～3000 Yen/Time
If you are strange to the place where you live or you don't know how to get to our office while it's the deadline of payment, we suggest you use this service. If you apply for this service, we will go to collect money. It's easier to use this service than take a taxi to pay the expense. We suggest this service to those who value time.

⑫Move-in-right-now service (except the apartments which use electronic keys)　2000 Yen/Time
This expense (as a fee for delivering keys) will be charged if you reserve the apartment after 14 o'clcok and want to move in on the day you reserve. If the apartment you want to reserve uses electronic key, please reserve at least one day before you move in.

About cancel expense

　Cancellation is free if you cancel at least one week before the check-in day. So if you want to cancel, please do it by email or fax as soon as possible. (Cancellation will be admitted at the time we receive your email)

If you cancel within one week before check-in day, we will charge you half of the total expense. If you cancel within one day before check-in day, we will charge you the total expense. (If you pay the expense by credit card or convenience store, we will charge you a system expense of 5% besides commission before paying you back. In addition, if you pay by credit card, we will repay you after we confirm the execution of payment. What's more, if you want us to repay you to an overseas bank account, expensive commission may be generated, which you have to burden yourself)
(We may reject other guests before you move in, so cancellation expense will be charged if you cancel right at one week before check-in day. Do please contact us as soon as possible if you decide to cancel.)

Example.1：You decide to live in Tsukuba for one week, however, you shortened the stay to 4 days within one week before check-in day. And you pay through convenience store.
32000 Yen/Week (General-rate Rooms Rate of Tsukuba)－[5200 Yen (Short term rate)×4 Days (Number of days you actually live in the apartment)+2600 (Cancellation expense of half of the room rate)×3 Days]
　－630 (When you remit from a bank other than Joyo Bank)-1600 (system using expense 32000×0.05)＝1170 Yen
Example.2：You decide to live in Mito for one week, however, you shortened the stay to 4 days within one week before check-in day. And you pay by bank remittance.
28000 Yen/Week (General-rate Rooms Rate of Mito)－[4700 Yen(short term rate)×4 Days (Number of Days you actually live in the apartment)+2350 (Cancellation expense of half of the room rate)×3 Days]
－630 (When you remit from a bank other than Joyo Bank)＝1520 Yen

※No matter for what reason you live in the apartment, during period when hotels are no-vacancy, like examination period and Rock in Japan, cancellation is not admitted. In addition, if you reserve right before the event and you cancel on the day of or before the event, you will be considered to reserve for cancellation, in which we will cancel all your reservations and let other guests move in. What's more, if your reserved stay begins right before the event and you cancel your reservation right after the event, you will also be considered to reserve for cancellation and we won't repay you. Thank you for your cooperation※

Other Notice 1

・The rate changes as the number of guests changes. So it will be a breach of contact even if persons more than reserved live in the room just for one day. Furtheremore, if you are found to do this maliciously, we will first contact the police and then claim expense of the actual number of people for the whole stay. So do please contact us when the number of guests changes.
(If you are found to bring Futon to the room yourself, or utility expense extremely exceeds the standard, you are considered to have persons more than reserved living in the room. In such situations, we will first change the key and then claim expense of the actual number of people for the whole stay)

・If you have lived in our apartments and had actions like arrears of any expenses, forgery of application data, cancellation troubles, malicious use of credit card, or complaints from neighbors, you may not use our apartments again.

If you reserve on the day you want to move in, chances are that we cannot find proper rooms for you. So we suggest you apply as soon as possible.
In addition, if we cannot confirm payment of rent or documents of identity, we will see it as cancellation and claim cancellation expense.

If you don't use room appointing service, we sometimes change room number according to other guest's cancellation or change of number of people. We will decide your room number the day before check-in day, so please inquire of us about your room number.

We reject applications from criminal syndicate, corporate body related to criminal syndicate, members of these organizations and other similar groups or persons according to Japanese laws.
What's more, if you reserve as corporate body and there are persons related to criminal syndicate in your group, you can not reserve our apartment either.
In addition, you can not let criminal syndicate reserve our apartments on the false pretenses of you.
If you have any threatening actions or words, or acts of violence so that our business is disturbed or our fame is damaged, we will immediately call the police.

Other Notice 2

①To maintain good and clean environment, please throw your rubbish to fixed place on fixed days.

②If you leave something in the room, we will preserve it for one month. After that, we will dispose of them.

③When emergencies like water or Electricity leak, damage of gas tube happen, we may enter your room without your permission if we cannot get contact with you. Basically our cleaning staffs will enter your room to conduct regular cleaning and supply service every one week. However, if you don't want us to enter your room, we will do a room check every month with you accompanying us.

④We are not responsible for sneak theft and stealing from vehicles, so please close the window and lock the door when necessary.

⑤Our goal is to make homelike accommodations with low cost. Therefore, if you care that our room is not cleaned perfectly everywhere like grand hotels, or you want 24-hour help when you have troubles (there are no permanent stationing staffs, so we can only handle your request after the next day), or you dislike smells very much (even after turning on the air cleaner), we may not satisfy you, so we suggest you use hotel.

⑥If the Electric appliances, computers and bicycles break suddenly, we will handle your problem as soon as possible. However, according to your situation (or if you contact us early in the morning or late in the night), it may take more than one day to recover. There are no permanent stationing staffs in the apartments and we ask for your understand.

⑦When disasters, unexpected incidents, facility problem, or contract cancellation of parking lot happen, cancellation of contact or change of condition may occur. In such situations, we will contact you by email or fax 20 days in advance.
