　Because we are mainly running serviced apartments, basically you can only use our service at least on a weekly basis.(Because of this, we can provide you with a room as cheap as 2000 Yen/Day). ・We are sorry that we will not be responsible for larceny, stealing from vehicles and accidents at the parking lots.

Recently the circumustances are becoming dangerous, so please don't forget to lock your door and windows when going out. If you care much about security, we suggest you choose hotels.

・We are sorry that we cannot offer immediate support at midnight.
　there are no staffss who stand by for 24 hours in serviced apartments, which is different from hotels. Hence if you want a bike urgently at night, or you want immediately change a lamp bulb at night, or you want us to soon repair the air conditioner, we cannot handle your request immediately. (We will handle your request at the daytime the next day. Please contact us as soon after we start to work as possible. We will handle it the day after you contact us) ※We can prolong our working time to solve your problems through phones if you lose your way or have trouble with password. However, it's impossible if you ask us to go to your room immediately to help you.

・We are sorry that we may not handle your request if your parking lot position is occupied illegally late at night.
　The parking lots we provide are mostly open-air. Therefore, there are rare cases where it is Friday or Saturday and your apartment is beside railway stations, your parking position is illegally occupied. In such situations, if you contact us, we will call the police for you. However, chances are that the police cannot find the owner or the company suspend their business, in which we cannot do anything. (If your position is still illegally occupied, we will call the police again) When such things happen, we will repay your parking fee accordingly. Please inform us.

・However, we are popular!
　The occupancy rate of our serviced apartments is over 98%, so it's very popular. In addition, in some apartments, the number of rooms is limited, so we often receive contacts like "there are vacancies just minutes before, while no vacancy now", "there are vacancies at morning, while no vacancy now, is it true?" If you take a look at “Conditions of Reservations” in the top of this page, you will know that the number of reservations per day is up to 20. So please make hay while the sun shines! Reserve as soon as possible! (We started our serviced apartment business at 1997, since when a total of 30,000 guests have used our service. YOU ARE FREE FROM CARE!)
※You can cancel your reservation for free at least one week before the predetermined check-in day. (Please note that less-than-one-week-cancellation will charge half of your rent and check-in-day-cancellation will charge all of your rent)

　In the check-in day, we can prolong our working time to serve you, so if you lose your way or have troubles in check-in or water leak, you can easily get contact with us.

・We provide you with enough choices!
　In Mito, Tsukuba, Oyama, we prepared many serviced apartments near railway stations, bus stations, research institutes, and hospitals. So you can choose one according to your workplace or school.

・We provide you with comfortable apartments!
　Grand hotels charge high price so they look fantastic. However, it's not daily so at first they may seem perfect but later you will find that you cannot live comfortably. What's more, hotels won't provide you with equipment which is sure to exist in your home. (there are no table wares or washing machines in a hotel) Compared with general rentals, our serviced apartments are equipped with homelike supplies, which free you from care.

　We will cope with your requests for　supplies, inquries through phones or mails within 24 hours. (If you contact us in the evening, we will handle your request the next day. In addition, it may take several days to repair Electric appliances and large items)

　If you live in serviced apartments provided by other companies, chances are that you have to live at least one month or 2 weeks. However, you can live in our apartment for from one week.(Please also contact us if you want to live for a shorter period)

・We provide you with various terms of payment!
　Besides general terms of payment, it's also available to pay through JAPAN NET bank (in which the commission is cheaper), convenience stores, credit cards, payment at Tsukuba Office, among which you can choose as you like. (Payment through convenience stores or credit cards is available 24 hours every day. However, these terms of payment are only available for personal guests)

・We clean your room for free!!
　If you live in an apartment, you may be asked to pay a deposit, from which the cleaning fee is alloted, or the longer you live, the more expensive cleaning fee is. However, in our company, cleaning fee is included in the price displayed in apartments' detail pages. (Basically, cleaning service is free, but if rust, mwould or cracks arise because of your activities, we may ask you for extra-expense. Please manage your activities as when you are at home)

・We provide you with clear rates!
　The rate includes all expenses like equipment using expense, environmental maintenance expense, deposit, cleaning fee, and comsuption tax. (Basically no other fees will be charged except the price displayed in the detail pages of each apartment. However, if you forget to turn off the air conditioner or lights when you go out so that the utility expenses are far more than general situation, we will charge extra fees. For more details, please go to Notice Page to confirm)

・We provide you with a reasonable cancellation system!
　If you reserve serviced apartment run by other companies but you have to cancel your reservation because of your schedule, chances are that a penalty occurs immediately or cancellation is available only at least one month before check-in.
At this point, our service excels. Cancellation at least one week before check-in is free.(Note that you have to pay all the commissions) If you choose our service, you will be free from care when schedule changes because we have low rate and carefree repayment system.(But we will charge half and all of your payment respectively for cancellation within one week before check-in day and cancellation at check-in day. therefore, if you decide to cancel, please contact us through email or FAX as soon as possible. The earlier, the better.)

・We provide you with complete supplies!
　The apartments are equipped with Electric compliances, beddings, furniture, table wares and expendable supplies (body soap, shampoo, rinse, towel, bath towel and toothbrush). So you don't have to prepare these things ※No expendable supplies provided in super Low Rate Rooms (スーパーライト)

・We provide you with high speed internet environment!
　The apartments are equipped with high speed internet (only available in General-rate Rooms, petite-Low Rate Rooms), and computers(only available in General-rate Rooms), so when you come back to your room, you can also surf the internet and do work with a computer.

・You can live a happy life here!
　We provide you with PlayStation2, so you can play games and watch DVD in your room. (only available in General-rate Rooms)

・We provide you with thoughtful service -- drying machine!
　The apartments are equipped with drying machines, so even when you come back late at night or when it is rainy, you can also dry your laundries. (only available in General-rate Rooms)

・We provide you with thoughtful service -- washing machine!
　The apartments are equipped with washing machines, so you can keep your clothes clean every day.(except super-Low Rate Rooms)

　When you step onto a strange place and you meet with something so you want to contact us, or when it's out of business hour but you lose your way, our service out of business hour comes to your rescue. We will feel quite glad if this service can free you from uneasiness.

Repayment if you are not satisfied!
　In case that the service or equipment is out of your expectations, or the atmosphere is quite different from that you view in the web site, we will immediately repay your payment. It's OK if you take "the service is not so good as I imagined" as the reason for repayment. We won't take even one dollar if you are not satisfied. (However, application for repayment is only available on the first day you move in. Please don't apply for it if you have moved in for several days. What's more, if you cancel as your schedule changes, you application for repayment won't be admitted)
